Roberts Development/Construction Inc. will soon open another new office facility in northwest Harris County. Saddlegate Business Park will feature seven 6,000-square-foot buildings and three 7,500-square-foot buildings each on a ½ acre of land. The $6.5 million dollar development is located a quarter-mile south of Beltway 8 in the 10190 block of Fairbanks North Houston. Units will be ready for sale or lease the first quarter of 2012.
The park, which covers 5 acres of land, offers outside storage space. Its buildings will be fully insulated, and a variety of office spaces and mezzanines will be available. A 16-foot-by-14-foot grade level door will be in place for loading.
Saddlegate’s lease rate is 75 cents per square foot, triple net.

Marie Leonard, published a terrific article, “Industrial market strong in area" in Community Impact Newspaper. Mike Spears was featured in this article, which includes the following industrial sector update: Industry in Cy-Fair - Several light industrial companies, such as Vermeer Equipment of Texas Inc. and Mahindra USA, have relocated to Cy-Fair this year, stating prime location and possibility of future growth as reasons for the move. The construction equipment dealer Vermeer opened a new 8,500-square-foot facility off Hwy. 290 near Telge Road in November. The company previously had two Houston locations, but consolidated everything into the Cypress facility during the move. “We had a lot of our contractors based out of this area, and almost all my employees live on this side of town,” said Travis Vander Wert, branch manager. “We also wanted good road frontage, which is what we have right here on Hwy. 290.” Mahindra USA, a branch of an international tractor manufacturing company, also moved its corporate headquarters to the area in October. The new facility, located at Jackrabbit Road and Hwy. 290, is 135,000 square feet and features office space, a national parts distribution center and production area. The local industry- Since there was a period of time in Northwest Houston when there was availability of inexpensive land near new residential construction, it may have influenced some builders to come to the area, said Mike Spears, principal at TNRG Brokerage Services. “People who own these businesses could place their companies there and not drive an hour and a half to work everyday,” he said. The local economy also affects vacancy rates, according to Spears. If the economy is bad, vacancy rates generally increase. “In Houston, we are relatively strong, which has to do with the fact that our economy didn’t suffer as much as the rest of the country did because of the Port of Houston, the Medical Center and the oil industry,” Spears said.
