At TNRG Property Services we are dedicated to delivering the best and most expeditious service to our clients. We focus on maintaining the properties of our clients and providing top notch customer service. A property’s value is enhanced by tenant retention and regular maintenance and repair. The success and profitability of our properties is due to the excellent working relationship between the Landlord and the Property Management team.
Our duties include
- Closely working with the Leasing Agents to help ensure leases are signed.
- Obtaining, coordinating and supervising competitive construction bids for build-outs, maintenance and repairs to the properties.
- Practicing preventative maintenance on our properties to insure retention of the asset’s value and avoid more costly repairs in the future.
Financial reporting includes
- Invoicing and collecting rents, preparing monthly and year end accounting summaries
- Reviewing of the monthly general ledger
- Annual budget assembly and review
- Reconciling prorations for operating expenses
- Evaluating real estate taxes and insurance needs/discrepancies
- Preparing default letters
- Maintaining strong client relations with every tenant
- Assisting with new acquisitions including performing some due diligence
