Since 1992, TNRG Investment Services (TNRG I.S.) has specialized in industrial value added and opportunistic investments for property acquisition and development across the United States. TNRG I.S. works with both high net worth individuals as well as institutions to deliver the returns that our investors have come to expect. We have completed numerous investment and development projects, ranging from single building acquisitions and development to multi-building projects and multi-state portfolios like the acquisition of the Hines’ multi-state portfolio in 1996. TNRG I.S. thinks “outside the box” to find opportunities other companies miss, and we will take on more complex and challenging projects in search of superior returns.
Development
TNRG I.S. uses its proven strategic selection process to determine the optimal properties to develop or purchase with our partners. Our unique focus on key locations combined with our in-house proprietary market information, provided by our brokers, allows us to do more than just build properties and hope for the best. We are able to actively develop properties to fill needs in the market place, giving us an advantage over our competition. This forward looking and active approach to development is what has allowed up to develop projects in prime locations that retain value and maximize appreciation for our clients.
Acquisition
TNRG I.S. looks to identify and acquire value add properties that are poorly managed or undervalued by the marketplace. We then utilize our in house brokerage and property management groups to improve the quality of the existing tenants, increase the rents, and then remortgage or sell the assets, thus creating a profit for our investors.

TNRG I.S. sets itself apart from other developers and investment groups by maintaining a full staff of in house brokers that specialize in commercial real estate. Our brokers are able to spot “gaps” in the market place that TNRG I.S. fills through development. Additionally, our brokers can help to identify acquisition opportunities for TNRG I.S..
